We make owning an investment property simple for our owners. Our management fees are extremely competitive and our accounting services are made simpler by our online owners’ portal. Owners will have access to reports of rental payments as well as maintenance records. Monthly statements for properties can also be accessed on the owner portal. Our property managers are also available to help you with any questions or concerns regarding your property. Communication is KEY!
Our properties are promoted through numerous frequencies. We list our properties on the Columba Multiple Listing Service, Trulia, Zillow, HotPads, and the Housing Referral Network. As an experienced property management company we will assist our owners in deciding upon a rent price that is competitive with the market to insure that your property vacancy is short lived. We will handle calls and questions about your property quickly to find a qualified tenant.
We understand that finding a quality tenant is important to keeping your investment thriving. Our eviction rate is less than 1% because of our successful screening process. We screen tenants on credit, delinquent accounts, income verification, landlord and past rental references, evictions, sex offender registry, and the national criminal search. We know that finding a great tenant is key to a successful business relationship. Once tenants are found qualified we will handle all of the day to day concerns that may arise during their lease. Each tenant will have a dedicated property manager they can reach and will handle all situations with professionalism and respect.
Our lease agreement has been written to give our owners maximum protection. We enforce all leases with all seriousness and treat everyone equally. All agreements with our tenants are in writing and through proper lease enforcement we are able to protect your investment. Leases and rules are explained to tenants upon execution, and all tenants are expected to comply with the terms of the lease.
Paying rent is made simple and convenient as tenants can log on to the tenant portal and complete the transaction. The lease agreement is very clear that rent is always due on the 1st day of the month with a 5 day grace period prior to late fees being added on the 6th. Tenants who have not paid their rent and late fees will have an eviction filed against them on the 11th. We take rent collection very seriously as it is the lifeblood of our company and the owners’ investment. All rents are then electronically disbursed to owners to their own personal accounts.
We offer 24 hour maintenance support for our tenants. Tenants are required to submit non-emergency work orders and requests through their tenant portal. By doing so, the property manager is notified immediately. Tenants can call our 24 hour hotline for emergency maintenance calls. We will handle the entire maintenance process so our owners are not burdened by the process. If there is any maintenance issue over $500, we will contact the owner for approval. Inspections of the property can also be required if the owner wishes them to be completed throughout the year.
