We have placed countless satisfied customers in our properties around the Columbia area and our staff is trained in property management rules, regulations and the SC Landlord Tenant Act. If you are looking for a quality property management firm in the greater Columbia area, you are at the right place! 

We screen our tenants on the following factors: Credit, Criminal Background, Landlord References, and Income Verification.  We will handle all of the day to day concerns that may arise during your lease.  You will have a dedicated property manager that will handle all situations with professionalism and respect. If you have any questions or concerns, we are always here with an answer!

We enforce every lease to the full terms and pride ourselves on treating everyone with equality and respect.  Leases and rules are explained to tenants upon execution, and all tenants are expected to comply with the terms of the lease. We are always willing to work with our tenants in the event of extenuating circumstances.

We do not provide utility services for tenants as each utility company requires the occupier to open their own accounts for electricity, internet, cable, water services, etc. Tenants are required to have all utilities in their name by their move-in day. Some utilities require verification of move-in date and property address, which we can provide for you.

We offer 24-hour maintenance support for our tenants.  We ask our tenants to submit non-emergency work orders and requests through their tenant portal.  By doing so, the property manager is notified immediately and can remedy the situation in a timely manner. In case of an emergency situation, tenants can call our 24-hour hotline for emergency maintenance that will be handled promptly, no matter the time of day.

Paying rent is made simple and convenient as tenants can log on to the tenant portal and complete the transaction.  Rent is always due on the 1st day of the month with a 5 day grace period prior to late fees being added on the 6th.

  • Combined or individual income needs to meet 3X the rent
  • 2 months worth of proof of income ( pay stubs, bank statement etc)

Collections

Any collections are considered an automatic denial other than Medical and/or Student Debt

Criminal Background

  • Felonies are an Automatic denial under 10 years old
  • Any type of violent crimes to persons or property are an automatic denial
  • Any drug related offenses within 5 years are considered denied

Eviction

  • Any executed evictions within 3 years are considered a denial
  • No more than 2 filing within 3 years = Conditional approval with Rental verification

Bankruptcy

  • No open bankruptcies
  • Bankruptcy must be settled if filing appears in the credit file

Rental Reference/ Rental Verification

  • No more than 2 late payments in a 12 month period
  • Must not be breaking the lease, lease must be settled/satisfied
  • Can pay out remainder of their lease to settle with proof of payment from landlord
  • No balance left on rent
  • No negative lease violations
